Zoning Hearing Board
THE EAST MARLBOROUGH TOWNSHIP ZONING HEARING BOARD will meet at 7:00 p.m. on Wednesday, January 12, 2022, at the East Marlborough Township Building, 721 Unionville Road, Kennett Square, Pennsylvania, to hear the following:
THE APPLICATION OF JOSEPH AND DOROTHY BURNS. The subject parcel is UPI No. 61-5-189 also knows as 205 Ridgecote Lane. The subject parcel, which is approximately 0.96 acres in area, is located in the R-B Residential Zoning District of the Township, and is owned by the Applicants. The property is currently improved with a single-family detached dwelling, driveway and walkways. The Applicants seek a variance from §1603.B (Area and Bulk Regulations) of the East Marlborough Township Zoning Ordinance, by reference to §1903.A.2.b of the zoning ordinance, to permit construction of a new single-family detached dwelling and related improvements on the property that will increase the total lot coverage to 22% where the maximum permitted lot coverage is 20%; and any such further relief that may be necessary. The hearing on this application was continued from December 7, 2021 and no additional testimony will be taken before a decision is rendered by the Zoning Hearing Board.
THE APPLICATION OF MARK THOMAS AND STEPHANIE LAWRENCE. The subject parcel is UPI No. 61-5-181.2 also known as 119 Marlbrooke Way. The subject parcel, which is approximately 2.7 acres in area, is located in the R-B Residential Zoning District of the Township, and is owned by the Applicants. The property is an existing non-conforming lot due to its lot size, and is currently improved with a single-family detached dwelling and driveway. The Applicants seek variances from §1603.A (Area and Bulk Regulations) of the East Marlborough Township Zoning Ordinance to permit construction of a home addition that will encroach approximately 8.62 feet into the required 60 feet front yard setback and approximately 25.68 feet into the required 60 feet rear yard setback; a variance from §1803.D (Projections into Required Yards) to permit construction of a deck that will project approximately 28.27 feet into the required 40 feet rear yard setback where 20 feet is the maximum permitted projection; and any such further relief that may be necessary.
THE APPLICATION OF STEPHEN AND KAREN BRADY. The subject parcel is UPI No. 61-5-16.55 also known as 807 Great Oak Lane. The subject parcel, which is approximately 1.0 acre in area, is located in the R-B Residential Zoning District of the Township and is owned by the Applicants. The property is currently improved with a single-family detached dwelling and driveway. The Applicants seek variances from §§1823.B.2 and 1823.B.4 (Regulations) to permit a fence to remain on the property that is six (6) feet high where five (5) feet is the maximum permitted fence height, and that does not have the more finished side of the fence facing the abutting property, as required; and any such further relief that may be necessary.
The Board may consider other such matters as may properly come before it.
