ZONING HEARING BOARD
THE EAST MARLBOROUGH TOWNSHIP ZONING HEARING BOARD will meet at 7:00 p.m. on Thursday, April 11, 2024 at the East Marlborough Township Building, 721 Unionville Road, Kennett Square, Pennsylvania, to hear the following:
THE APPLICATION OF CHRIS LEDUC. The parcel is UPI No. 61-7-5.7, also known as 108 Deer Creek Crossing. The subject parcel is owned by the Applicant and is approximately 1.6 acres in area. The subject parcel is located in the R-B Residential District of the Township and is improved with a single-family detached dwelling, detached garage and driveway. The Applicant seeks variances from §1903.A.2 (Use for Single Family Dwellings) of the East Marlborough Township Zoning Ordinance to permit the installation of a swimming pool which will increase the impervious coverage on the property from 15.7% existing lot coverage to 18.1% lot coverage where the maximum permitted lot coverage is 15%, and will encroach approximately 10 feet into the required 25 foot side yard setback, and any other relief that may be necessary.
THE APPLICATION OF ALLEN AND STEPHANIE NICHOLS. The parcel is UPI No. 61-3-11, also known as 751 Folly Hill Road. The Applicants are the equitable owners of the subject parcel, which is approximately 2.9 acres in area. The subject parcel is located in the R-B Residential District of the Township. The Applicants propose to construct a single-family detached dwelling on the lot, which is currently vacant and unimproved. The Applicants seek a variance from §1822.D.1 (Specimen Trees) of the East Marlborough Zoning Ordinance to permit the removal of specimen trees where no specimen tree is permitted to be cut down, damaged or destroyed. The Applicants also seek a variance from §1822.D.3 (Specimen Trees) to permit land disturbance in proximity to specimen trees, where it is otherwise not permitted, and any other relief that may be necessary.
The Board may consider other such matters as may properly come before it.
