Zoning Hearing Board

THE EAST MARLBOROUGH TOWNSHIP ZONING HEARING BOARD will meet on Wednesday, January 17, 2024, at 721 Unionville Road, Kennett Square, Pennsylvania, to hear the following:

THE APPLICATION OF MONTCHANIN BUILDERS, LLC. The subject parcel is UPI No. 61-5-207.1, also known as 532 Walnut Road. The subject parcel is owned by Square K Properties Walnut Road LLC, and the Applicant is the equitable owner. The subject parcel totals approximately 9 acres in area, and is located in the Limited Industrial (LI) Zoning District of the Township. The Applicant seeks a variance from §1812.F.3 (Fire lane easements) of the East Marlborough Township Zoning Ordinance to permit the existing fire lane easement, which has a width of 25 feet and cartway width of 14 feet, to remain on the property where a 40 foot fire lane easement and cartway width of 20 feet is required. The Applicant also seeks variances from §§1822.D.1 and 1822.D.3 (Specimen Trees) to permit the removal of up to 5 specimen trees, and disturbance of up to 5 other specimen trees, where it is otherwise not permitted, for the construction of an access connection from Cascade Way, internal street circulation, and required emergency access for the approved multi-family development of the property, and any other relief that may be necessary.
