THE EAST MARLBOROUGH TOWNSHIP ZONING HEARING BOARD will meet on Wednesday, August 28, 2024 at 7:00 p.m., prevailing time, at the East Marlborough Township Building, 721 Unionville Road, Kennett Square, Pennsylvania, to hear the following:
THE APPLICATION OF MAUREEN AND DANIEL TONETTA. The parcel is UPI No. 61-5-45.12, also known as 720 Willowdale Lane. The subject parcel is owned by the Applicants and is approximately 1.1 acres in area. The parcel is located in the RB-Residential District of the Township and is improved with a single-family detached dwelling and driveway. The Applicants seek a special exception pursuant to §502.B.1 (Uses by Special Exception) of the East Marlborough Township Zoning Ordinance to permit the construction of an approximately 828.3-square-foot Accessory Dwelling Unit, and any other relief that may be necessary.
THE APPLICATION OF LIU REAL ESTATE INVESTMENT LLC. The parcel is UPI No. 61-6Q-24, also known as 938 E. Baltimore Pike. The subject parcel is owned by the Applicant and is approximately 0.8809 acres in area. The parcel is located in the MU – Multiple Use District of the Township and is improved with a two-story commercial restaurant building and parking area, operating as GuGu Asian Table. The Applicant seeks a variance from §903.E.9 (Lot Coverage) of the East Marlborough Township Zoning Ordinance to permit impervious coverage of 70% on the property, which would be a reduction from the existing 80% lot coverage, where a maximum lot coverage of 40% is otherwise permitted, and any other relief that may be necessary.
