THE EAST MARLBOROUGH TOWNSHIP ZONING HEARING BOARD will meet at 7:00 p.m. onWednesday, May 16, 2018 at the East Marlborough Township Building, 721 Unionville Road, Kennett Square, Pennsylvania, to hear the following:
THE APPLICATION OF JORGE PAREDES. The subject parcel is UPI No. 61-5-47, also known as 223 East Street Road.The subject parcel is owned by the applicant and is approximately 7.081 acres in area. The subject parcel is located in the Residential District – B (R-B) Zoning District of the Township. The applicants seek a special exception pursuant to §1305.A.6 (Special Exceptions) of the East Marlborough Zoning Ordinance to permit the construction of a driveway, culverts and associated utilities to be constructed within the Flood Hazard District, as part of a proposed 2-lot subdivision of the subject parcel, and any other relief that may be necessary.
THE APPLICATION OF GARNET QL, LLC. The subject parcels are UPI Nos. 61-6P-9, 61-6P-15.2, 61-6P-15.3, 61-6P-15.3A and 61-6P-16, which parcels total approximately 2.54 acres located at 550 Pennock Avenue, 511 Orchard Avenue, 909 E. Baltimore Pike, 911 E. Baltimore Pike and 907 E. Baltimore Pike, respectively. The parcels are owned by Orchard Avenue Investments LLC, and Garnet QL, LLC is the equitable owner of the subject property. Four of the parcels are located in the Multiple Use (MU) Zoning District and one parcel (UPI No. 61-6P-15.2) is located in the Limited Multiple Use (LMU) Zoning District of the Township. Applicant seeks variances from §903.E.5 (Side Yards), §903.E.7 (Accessory Structures) and §1823.B.1 (Fence and Wall Regulations) of the East Marlborough Zoning Ordinance to permit the installation of a six foot high fence on the property line of an adjacent parcel where the permitted fence height is four feet and there is a required twenty foot side yard, and any other relief that may be necessary.
THE APPLICATION OF EAST MARLBOROUGH TOWNSHIP. The subject area is a 33 foot wide public street right-of-way on Poplar Tree Road, approximately 50 feet east of the intersection with Mill Road. The subject area is located in the AP (Agricultural Preservation) Zoning District of the Township. The applicant seeks a special exception pursuant to §1305.A.6 (Special Exceptions) of the East Marlborough Zoning Ordinance to permit the construction of a new bridge at the same location of an existing bridge that is in disrepair, which is located within the Flood Hazard District, and any other relief that may be necessary.
The Board may consider other such matters as may properly come before it.
