Planning Commission
Minutes of January 31, 2017
Cuyler Walker, chairman called the meeting to order at 7:00 p.m. in the township building. Additional Commissioners present: Charles Streitwieser, Jane Donze, Mary Nell Ferry, and Pat Montague. Also in attendance was Laurie Prysok, Township Manager. There was a quorum present.

- Minutes of December 27, 2016
Motion to approve minutes of the December 27, 2016 Planning Meeting as submitted by Daniele Whittaker, Secretary. Motion approved.
- Longwood Land Development- Car Wash- Represented by Ed Henry
Applicant came before the Commissioners to report that his engineers have communicated with Jim Hatfield, Township Engineer, as well as Lisa L. Thomas of Glackin Thomas Panzak, Land Planning and have addressed the recommendations made by Jim and Lisa. At this time the Planning Commission recommends Preliminary/Final Approval subject to Applicant addressing all comments from the township consultants and the Fire Marshall. The Commission also recommended granting a waiver from shadow analysis.
- Marlboro Springs Sewer Planning Module- documents submitted
Applicant, Marlboro Springs, has submitted proper documentation/forms to relevant authorities and has complied with requirements addressed in form, Township regulations, Zoning Ordinances, and Act 537 Plan. The Planning Commission confirms that Applicant has complied with requirements for moving forward with land development and authorizes the Chairman to execute and submit documentation confirming this to the relevant parties.
- Sketch Plan for 203 Gale Lane – Represented by Doug White
Applicant presented a sketch plan to the Commissioners for construction of a 54 unit Carriage Home Development located at 203 Gale Lane. The development would sit on approximately 22.2 acres made up of individual Twin Carriage Homes. Of the 54 units, 38 of the units would be larger in size and priced around $530,000, the 16 smaller units would be priced around 430,000. A Conditional Use Application has not yet been submitted by the Applicant, and no action was taken by the Commission.
- Medical Marijuana Conditional Use Application – Represented by Randy Schauer
Applicant, along with Greg Gamet, a consultant from Denver, presented further information on the business of medical marijuana growing and processing facilities. At this time applications for approval through the state are due by March 14, 2017 and the first set of reviews are scheduled to begin March 20, 2017. The Commission took no action on the application pending receipt of the review letter from the township engineer.
