Planning Commission
Minutes of September 25th, 2007
Mark Benzel, chairperson, called the meeting to order at 7:32 P.M. in the township building. Additional commissioners present were Pat Montague, Nancy Olson, MaryNell Ferry, Christine Kimmel and Buzz Hannum, Jr.
Item 3.—Should read “…recommends approval of waiver..”
Item 4.—Changer Stengel to Stingel. Change 23 acres to 43 acres.
Motion to approve by Commissioner Ferry. Seconded by Commissioner Montague. Approved subject to the changes requested.
Presented by Hillcrest Associates: Richard Longo, P.E., AIA and
Barry Stingel, RLA. Also present, E.J. DeSeta for the DeSeta Family.
Mr. Stingel presented the revised proposed development plan for White Wing Farm. 2 plans revised plans presented, Plan “A” and Plan “B”. Mr. Stingel also agreed to speak with Township Solicitor, Mr. Crawford, to discuss the extension and access for Merrick Lane.
The Commissioners had the following comments on the revised plans:
Commissioner Benzel:
Preferred the conceptual plan of Plan “B”. Concerned with common driveways on Folly Hill Road and Valley Road, citing Lots 5 & 6 as an example. Also concerned with Stormwater Management design on Plan “B”.
Discussing Plan “A”, the cul-de-sacs on the plots and driveway design may be problematic.
Overall, preferred Plan “B”.
Commissioner Montague:
Prefers Plan “B” concept. Cited safety and upkeep concerns with the pond located on the property.
Commissioner Ferry:
Prefers Plan “B” concept. Cited a concern with the apartment barn located on south side of the property. Would also like the front of the houses on Lots 2 & 3 in Plan “B” to face Folly Hill Road.
Commissioner Olson:
Prefers Plan “B” concept. Cited that the idea of 2nd 10 Acre
lot on Plan
“B” across Valley Road would be attractive.
Suggested implementing both 10+ acre lots for one potential buyer.
Commissioner Hannum:
Prefers Plan “B”. Asked Mr. DeSeta’s preference. Mr. DeSeta agreed that, as much as possible, the overall goal is to preserve the property and the existing structures.
No action taken. Overall, the Planning Commission prefers the concept of Plan “B”.
